The 2009 re-development of the Dulaski Federal Building by Amherst based Uniland Development marked a first for Buffalo by introducing a multi-use building featuring hotel, business space and condo units in one large beautiful building. Now a symbol of hope and of what’s to come in the downtown corridor, the facilities also include three restaurants, a salon, spa and pool all under one roof totaling a stunning 475,000 square feet. The building features a glass curtain wall system that welcomes abundant natural light and beautiful views of the city and Lake Erie.
Avant’s excellence and avant-garde qualities, caught the attention of experts in the field. The Upstate New York Chapter of NAIOP Commercial Real Estate Association recognized the building with its Award of Excellence. Winning projects were credited with changing the economic climate for the better in the cities of Buffalo, Rochester, and Syracuse. Avant was also recognized by The Greater Buffalo Building Owners and Managers Association as the real estate development of the year in 2009.
Architects on the build were Steiglitz Snyder Architecture whose design solution included a new 2-story glass lobby addition and replacement of precast concrete panels with a unitized glass curtain wall. A continuous double-curved façade extension acknowledges the primary building address on Delaware Avenue while creating dramatic views from interior spaces.
Site improvements include a new vehicular drive for hotel guests and visitors. Existing perimeter retaining walls were partially removed and enhanced with landscaping to provide a more pedestrian friendly transition to the public sidewalks. Street trees were also added, to enhance the urban pedestrian experience.
